The annual gas safety check

Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have gas appliances, fittings and flues checked every 12 months by a Gas Safe registered engineer. That check is the core of every landlord inspection.

The gas safety record

You get the gas safety record, often called a CP12 or landlord gas safety certificate, listing each appliance checked and the result. It is the document you share with your tenants and keep on file.

The heating system too

Beyond the gas appliances, we look over the radiators, valves, pressure and controls, and tell you about anything that affects safety or how well the property heats.

Access arranged around the tenancy

  2. Step 2: Booking

    We agree a time with you, your agent or the tenant, whoever will be at the property.

  3. Step 3: Inspection

    Each gas appliance, fitting and flue is checked and the heating system looked over. If anything is unsafe, we tell you straight away rather than leaving it for the paperwork.

  4. Step 4: Record

    You get the gas safety record to keep and to pass on to your tenants, with a free quotation for any work needed.

What it costs Free quotation

The price depends on the property and how many gas appliances it has, so we confirm it before the visit is booked. Any work the inspection turns up is quoted separately, free and with no obligation.
